So You Need To sell Your Home Before You Can Buy
It’s such a delight having people I know come to me for help with such big life decisions.
I’ve known Carly for over ten years (Hey YMA!) and was so excited when she dm’ed me a property one day on instagram and said, hey, do you want to go see this with me?? Immediately YES!
It was a dream house, but we got to talking about the facts and realized that A Recent Spike in interest Rates was putting their monthly payment out of reach.
They were upgrading from their first home because they’d just had a baby and needed more space and a change of scenery. We explored so many options: renting out their first home for a source of income, buying land & building from scratch, taking out a HELOC, etc. After weighing all options and giving them the pro’s and cons, they decided writing a contingent offer was going to be the best decision for them.
Contingent offers require a lot of strategy and keen market insight! I helped them prioritize what to do on their current home, like decommissioning the oil tank buried in the yard, with a limited budget knowing what would appeal most to buyers. In the meantime we were touring houses, and measuring their wants against what was going to be realistic for their budget. With a contingent offer you have to move fast. You’re putting in an offer on a house ‘contingent’ on your own house selling so you can use the funds from that sale to close on your next home. Obviously this feels risky to a seller when they are considering offers, and the houses I was looking at with Carly and Chayne were competitive.
In order to make our offer as appealing as possible we had to put Carly and Chayne’s house on the market before getting an offer accepted on their next house. This was a very ‘trust the process’ time for them! I guided them to price their house competitively so we could negotiate an extra two months living in their old home after closing to give them more security. We ended up getting their offer accepted on their NEW home, the day they closed on their OLD home. Trust the process indeed!!
