  • Buying a house is a huge undertaking. Luckily, you won’t be alone! Finding the right agent and lender will make a world of difference. Don’t have a lender? I’m happy to provide you with a list of local lenders to choose from.

    As Your agent, I’m always staying on top of local market trends so I can help you make the most informed decisions when looking for and purchasing a home. I’ll share my insights on neighborhoods and make sure you are thoroughly educated on the home buying process and what It takes to be a homeowner so that you are set up for success. 

    Your lender Will walk you through what you qualify for and create a financial plan that works best for you. They Will Also help break down what your monthly payment would look like to ensure we stay within budget When Shopping for Homes. 

  • We’ll go over your wants and needs and craft your search. I’ll ensure we can get you into any house for a private tour as quickly as possible. While touring I’ll use my expertise to point out any potential red flags.

  • Once we’ve found ‘the one’, we’ll strategize together on how to put togther a stretegic offer. Once we’ve submitted an offer, there’s typically a 24 hour period for the seller to review before we have a response.

  • Your offer has been accepted! Your earnest money (typically 1-2% of the purchase price) will be deposited into a neutral third party account, known as an escrow account and will be held there until closing day.

  • We’ll have the house thoroughly inspected and review the report together. I will help schedule contractors to get estimates for any repairs noted that are of concern. At this time we may also discuss negotiating repairs with the seller if applicable. I highly recommend the following inspections: 

    General Home Inspection: A non-invasive examination of the house, including the foundation, structure, roofing, plumbing, electrical systems, HVAC systems, and other components. 

    Sewer Scope: A video inspection of the home’s sewer line that will help identify any blockages, cracks, root intrusion, or other issues that could result in sewer backups or other problems.

    Radon Test: This test measures the levels of radon gas in a property. Radon is a colorless, odorless gas that rises from the soil and water beneath a home. Higher levels of radon are common in the Pacific Northwest due to the geological characteristics of the area. 

    Underground Storage Tank Search:  A search for any underground storage tanks that may be present on a property. In Portland, OR, oil tanks were commonly used for heating homes until the 1950s and 1960s, and some may still be present on older properties. 

  • Your lender will have a licensed appraiser conduct an appraisal on the home to ensure both you and the lender are making a sound investment.

    Once all paperwork is finalized, we’ll schedule an in person signing with your escrow officer. On closing day, all funds will be transferred and the county will record the deed in your name. I’ll meet you at your new home with keys!
